The defining characteristic of LVP is that every layer — including the core — is synthetic and impermeable to water. LVP is 100% waterproof throughout its full thickness. Water cannot damage it at the surface, through the core, or at the seams in a standard floating installation. This waterproof property is the reason LVP has displaced laminate as the dominant floating floor choice in the NJ and NY market over the past decade.
What Is Laminate Flooring?
Laminate is also a multi-layer synthetic product, but its core is made from high-density fiberboard (HDF) — a wood-based composite material that is water-resistant at the surface but will swell, warp, and delaminate if water penetrates the seams or edges and reaches the HDF core. Standard laminate is water-resistant, not waterproof — a distinction that is critical for installation location decisions.
A standard laminate plank from bottom to top consists of a backing layer (moisture barrier), the HDF core (structural layer), a decorative paper layer with photographic printing that replicates wood or stone, and a melamine resin wear layer. The AC (Abrasion Criteria) rating system measures laminate wear layer durability from AC1 (residential light traffic) to AC5 (commercial heavy traffic).

Water and Moisture Resistance
LVP wins decisively. LVP is 100% waterproof throughout its full thickness — it can handle standing water, pet accidents, bathroom humidity, basement moisture, and kitchen spills without any risk of damage to the floor structure. Laminate is water-resistant at the surface only — standing water that penetrates the seams will cause irreversible swelling of the HDF core, requiring board replacement. In any NJ or NY space with moisture exposure, LVP is the correct choice.
Durability and Scratch Resistance
Both perform well, but the comparison depends on specific product grade. High-AC-rated laminate (AC4 and AC5) can be extremely scratch-resistant — in some cases more scratch-resistant than entry-level LVP with thin wear layers. Kitchen

Bathroom
LVP only. Laminate should never be installed in a full bathroom. Basement
LVP only for below-grade installations in NJ and NY homes. Concrete slabs emit ground moisture vapor continuously, and even with vapor barrier installation, the below-grade moisture environment in a typical NJ or NY basement is too aggressive for laminate’s HDF core. LVP’s waterproof construction handles below-grade conditions without issue.
Bedroom and Living Room
Both LVP and laminate perform well in above-grade, low-moisture residential spaces. Laminate is the more budget-conscious choice for bedrooms and living rooms where moisture is not a concern. LVP is the better long-term investment if there is any possibility that the room will be repurposed into a space with more moisture exposure, or if pets or young children are present.
Commercial Spaces
Commercial-grade LVP with a 20 mil or greater wear layer is the preferred floating floor option for most NJ and NY commercial applications — including retail, office, and hospitality spaces.
